You've paid off the mortgage, but it's still registered against the property. With your bank's zero-balance certificate, we arrange the cancellation deed before a notary and, if you wish, its registration so your property is free of charges.
Paying the last instalment doesn't remove the mortgage from the Registry. Until it's cancelled, the property still carries the charge. You need it when:
Spanish DNI or NIE of the property owner.
The certificate is issued free of charge by your bank once the loan is repaid (we tell you how to request it), together with the loan deed or Land Registry extract.
One of the most frequent cases: the property is in Spain and you are not. You request the certificate from your bank, we coordinate the deed and registration, and you receive the document without travelling.
No. The cancellation deed is executed by the bank's representative before the notary. You provide the zero-balance certificate and we coordinate the rest.
Only the zero-balance certificate, which the bank must issue free of charge once you have repaid the loan. We do not deal with the bank on your behalf; we tell you exactly what to request.
It isn't compulsory, but the charge stays registered. A buyer will demand it if you sell, a bank will if you apply for a new mortgage, and it complicates an inheritance or gift. Also, after bank mergers, obtaining the certificate years later can be difficult. The sensible thing is to cancel as soon as you finish paying.
The notarial fees for the cancellation deed and receipt of payment, the tax self-assessment (exempt in most cases) and our fees. Land Registry registration is optional; if you want it, its fees are paid by the client directly to the Registry.
The notarial part is usually completed within about 15 days of receiving your certificate, depending on the bank representative's availability to sign. Land Registry registration adds roughly another month: six to eight weeks in total.
